Act as liaison between buyers, sellers, agents, title & lender

Manage all documents in the brokerage transaction management system

Distribute executed contracts, addenda & disclosures to all relevant parties

Review all contracts & disclosures for accuracy & completeness

"Under Contract" introduction email to all parties with key details

Buyer "Congratulations" email with executed documents
-
Provide access to Agent & Client Portal for contract deadlines & general updates
-
Track all deadlines & contingencies; send reminders to all parties
-
Gather & distribute due diligence documents (survey, insurance, HOA, etc.)
-
Confirm EMD receipt & distribute to relevant parties
-
Schedule & coordinate inspections, re-inspections & walk-throughs (per agent request)

Draft & manage amendments, repair requests & addenda; ensure execution & distribution

Monitor mortgage, appraisal, insurance & contingent sale status, & provide regular updates

Order home warranty & confirm receipt by title company or attorney

Request & review preliminary settlement statement & CDA for accuracy (price, concessions, fees, etc.)

Coordinate final closing details (time, location, mail-out/e-sign options) & confirm with all parties

Send client reminders for utility connections, move-in checklist & closing preparation

Ensure title, lender & client have all required documents

Submit broker compliance documents & close out transaction file

Request client testimonial

Update CRM with forwarding address & follow-up email reminders (1 month, 6 month, & annual "Housiversary")
-
Annual resend full electronic transaction file & year-end settlement statement to clients.
